The important figure for a buyer is the lease remaining today. The original 99-year term does not restart on resale.

## Remaining lease is not a price forecast

PropertySignals uses the illustrative factor `(remaining lease / 99)^0.6` in its Fair PSF comparison signal. Location, condition, supply, demand, financing, buyer age and the specific home also matter. The curve does not value a property or forecast its future price.

## Financing and CPF

There is no single remaining-lease threshold that determines a buyer's ability to finance a home. CPF use can depend on the youngest buyer's age and the lease remaining. Check the official CPF calculator and current lender terms for the individual property.

## Renewal, SERS and collective sale

Lease renewal is not automatic. SERS is selective and is not a general assurance of redevelopment. A private collective-sale attempt is also not a guaranteed payout. Treat each as a separate, status-dependent scenario.
