HDB vs condo in Singapore

The useful comparison is not facilities versus no facilities. It is whether the purchase price, financing, recurring costs and likely holding period fit the life you want from the next home.

Compare equivalent choices, not labels

An HDB flat in a mature estate and an OCR condo can have very different location, size, age and lifestyle trade-offs. Start with the household's non-negotiables: commute, bedrooms, school needs, accessibility, cash flow and holding horizon. Then compare homes that meet the same brief.

Purchase and financing: check the current rules

BSD applies to a property purchase based on the prevailing rules, while ABSD depends on ownership count, buyer profile and transaction structure. These are material in an upgrade where the existing home has not yet been sold. Use IRAS's current calculators and guidance rather than a static rate table.

HDB housing loans are available only to eligible HDB purchasers. HDB currently states a maximum LTV of up to 75%, subject to the flat and buyer circumstances; financial-institution loans have their own current terms and eligibility checks. The actual down payment and loan capacity can change with value, remaining lease, existing debt and the lender's assessment.

Compare holding costs using actual inputs

HDB S&CC and condominium MCST charges support different maintenance models. A condo buyer should request the current maintenance contribution, budget, sinking-fund position and known works for the exact development; an HDB buyer should check the relevant town council charges and any estate obligations.

Property tax is based on Annual Value and the applicable owner-occupier or non-owner-occupier rates, not simply whether a home is an HDB flat or condo. Check the specific property's AV and its intended use. Insurance, renovation, repairs and vacancy risk may also change the real monthly commitment.

Make the comparison monthly first. A long holding-period table can look precise while hiding assumptions. Establish the actual monthly cash requirement and a buffer before projecting a decade ahead.

Leasehold is a separate comparison

Most HDB flats and many condos have a 99-year lease. A condo is not automatically freehold, and a leasehold condo should not be compared with a freehold condo without checking remaining lease, price and similar local evidence.
