Start with a like-for-like comparison
There is no Singapore-wide freehold premium that can price a specific unit. Two projects may differ in tenure as well as age, exact location, developer, facilities, maintenance, floor, view and buyer demand. Use recent transactions in the same micro-market and similar cohort before attributing a price gap to freehold alone.
A freehold title removes the fixed 99-year countdown. A leasehold purchase may have a lower entry price, access to a different location or a newer project. The useful question is not which tenure is universally better; it is whether the price difference fits the property, your financing and the period you expect to hold it.
A 99-year lease does not restart on resale
Remaining lease is tied to the original lease, not to the date you buy the unit. Verify the tenure and commencement information in the relevant title and sale documents. The land register records whether an estate is freehold or leasehold; do not infer the remaining lease from a building's apparent age alone.
