How PropertySignals calculates its market signals

PropertySignals is designed to make official Singapore property data easier to compare. Results are evidence-based signals with explicit coverage limits, not certified valuations or financial advice.

Analysis flow

1. Retrieve official records

HDB resale and rental records are retrieved from Data.gov.sg. Private-property context uses URA data where available.

2. Normalize cohorts

Records are cleaned and grouped by intent, property type, flat type, estate, period and available area or tenure fields.

3. Apply coverage checks

Minimum sample thresholds and data-quality checks determine whether a chart point or benchmark is shown.

4. Explain uncertainty

Missing, stale, proxy-based or limited signals are labelled instead of presented as false precision.

Lease-adjusted fair PSF

For eligible HDB resale cohorts, the fair-PSF baseline uses recent valid high-tenure transactions and adjusts older observations toward the latest baseline period. The estimate is withheld when local coverage is insufficient. The report displays the sample and coverage basis alongside the result.

What the model does not do

Always read the data basis. The interactive report shows the period, sample size, source and any proxy or limitation relevant to the selected estimate.
