The rental matrix compares broad estate-level rental PSF with resale PSF for the selected flat type. It is a screening signal for rental efficiency, not a unit-level rent guarantee.

Short answer: indicative gross yield is annualised rent divided by resale price. The comparison is meaningful only when the rental and resale cohorts are sufficiently large and reasonably comparable.
